Current Market Stats 100 Mile House

- AUGUST Market Breakdown -

Sales
There were 40 sales in the month of August. This number is on track with the years past. August of 2018 showed sales numbers of 46 and 2017 showed only 27 while 2016 supported a whopping 69 sales. As we saw in history the sales numbers increase, we also saw the average sales price jump. There were a stockpile of very affordable listings in 2016 when the market really heated up in the Lower Mainland. The spike in sales volume was the trickle down affect from this. 
New Listings
There were a total of 60 new listings that came onto the market in our area in the month of August totally 330. This number shows that there are more new listings than sales occurring at this exact point in time which tells me that we are leaning more towards a Buyers market. This in turn may inch prices back down a bit, more constant to the 2016 level. As the lower mainland cooled off over the last few years and prices have re-adjusted to a more affordable price, their sales statistics show that the market is heating up once again. The Cariboo market always follows suit so I expect 2020 to hold fair values and consistent turn over. 
Days on the Market
Days on the market registered at 42 for the month of august which is a 10 year low. This is telling me that Buyers are looking for the perfect property and they are spending time hunting the market. Once the property hits the market that they have been searching for, there is no hesitation and the sale happens. This is positive news for a Seller to price sharp (close to your desired selling price) and you will move quickly
Sale Price
August saw an average sale price of $258,950. This number seems low, but what we can rationalize is that there have been sales happening in all price ranges. There were 12 sales that occurred over $375k which averaged at $522,500 and there were 9 sales under $179K which averaged at $130,000. As you can see there is a full spectrum of activity and our market is still bustling along. 

GETTING READY FOR WINTER: A newbies guide to winter prep

So you have made it through your first Summer in this amazing little community and have loved the long Summer days spent fishing and swimming in one or maybe all of the glorious lakes and now you are getting ready for the months ahead. As you've already noticed the days are shorter and the leaves are starting to change colour. The season ahead can be alot easier if you spend these next two months checking off the tasks as you begin to head inside for hibernation.

1. For heat's sake service your furnace and fireplace. Call a gas fitter well ahead of time to ensure you get on the list. Running a nice clean furnace and fireplace will ensure you won't have any mid-snowstorm emergencies and you will stay nice and cozy all Winter long!
2. Disconnect hoses from outside faucets and make sure everything outside that is not frost free is winterized. No one wants plumbing problems, especially when its freezing cold outside! Ice can freeze in hoses and taps when they are left connected and cause cracking and major issues. Do a thorough walk-around your home to make sure everything is buttoned up.
3. Clean your gutters. Now I know many homes in the Cariboo do not have gutters do to the super sliding snow, but if you do, clean them out and keep the water away from your house! Deal with proper drainage now so that through the fall and the great melt in the Spring you won't have to worry about water intrusion into your basement. Again, water is never fun when it's on the floor.
4. Service your snow plower. I know we don't want to think about it, but it always comes, and if it doesn't, we'll complain about that too! Have your snow plow ready to roll and totally serviced and ready for the first snow fall. 
5. Stock up on flashlights and candles. The power goes out in the Cariboo for a myriad of reasons. Snow on power lines, MVI with a power pole, poles down, wind storm and the list goes on. Be prepared. Power outages never last long, but the days are short so being prepared for a few dark hours playing crib is always a good idea.
6. Have an extra water jug stored. So when the power goes out, your water pump does not work and unless you have a back up generator, toilets won't flush and sinks won't run. If you have a spare jug of water stashed for an emergency, you can avoid a big bathroom emergency.
7. Sweep the chimney. If you have a wood burner, have your chimney swept well in advance. No need to send a poor soul onto your icy, snow covered roof for a last minute chimney sweep or worse, endure a chimney fire.
8. Check windows & doors for leaks that can be fixed. Save your money and don't let it float out of the cracks. You work hard for your dollars, don't give them away. New weather striping or window plastic is extremely affordable and will save you big on your heating bills. 
9. Heat tape any exposed pipes or any low sloped roof. If you live in a mobile home this is a no brainer. The skirting of mobiles typically is not insulated. Have a look under your home or in the crawl space and make sure that there is no plumbing on exterior walls and any pipes that are exposed are wrapped in heat tape and are turned ON! Low sloping roofs are also a location where heat tape is necessary. With melting and freezing ahead of us, ice daming can occur which leads us to ice backing up and leaks. Avoid the stress and the mess and turn on the heat tape.
10. Switch your ceiling fan to run in reverse. As heat rises the ceiling fan will push the heat down. This sounds simple right! Hit the switch which will send your fan to run in reverse mode pushing the heat which has risen to the ceiling back down. This may be enough to cause a 1 degree increase in your room temperature.

- December Market Breakdown -

Sales
15,13,17. These are the sales from the Decembers for 3 years running! To put it into prospective, we did see only 17 sales this past December, but it is right on par for what we have seen over the last few years. 
New Listings
There were 19 new listings on the market in the month of December. The month before saw 21 new listings come onto the market. Typically we don't see a ton of new homes listed on the market around the holiday season, so referring back to last December seeing only 16, we know that we are right on target with the Cariboo trend.
Days on the Market
Days on the market registered at 123 for the month of December. This number is high and is the highest dating back to December of 2015. I don't believe we can register too much worry based on the fact that the sales number was so low, the skew is just too large to register any kind of a trend.

Sale Price
$214,000 was the average sale price in December. This is telling us that finally the smaller homes or the vacant properties are finally selling. We have seen the large sales happen throughout the season and as our inventory depletes, even the small stuff is selling too.

A CALL FOR LISTINGS  Due a very strong few years in the Cariboo Real Estate market we are facing a shortage of listings. BC Assessment released statistics of the just released 2019 assessments and the area of 100 Mile House has on average gone up 20% over last year. Prices throughout the residential and land markets have gone up do to the scarcity of supply and the high Buyer demand and therefore prices have had nowhere to go but up!

New Year - Same Business
Happy New Year friends! I sure hope this season treated you well! Although there are major stresses and some tough times that do come along with this time of year, know that we have now jumped into 2019 and things can only go up from here!!

It seems as though everyone talks about the 'New Year' as a time to start fresh or as a time to 'be better'. Well, I'm taking a stand. 2018 was good and 2019 will be great, but it's going to be due to the fact that we try our hardest and do our best everyday and with practice, you always get better right! 

So, onto making 2019 'Un-Believable' I am offering the same outstanding service I always have and will continue to collect new tools and new information to share with my clients. I am so excited to be in this business sharing and helping and can't wait to see you soon!
